At the risk of boring you ... here's a quick summary of who I am.

I'm a WNY transplant (that's Western New York for anyone who didn't grow up west of Albany, NY). In 1994, I chased my high school sweetheart to Massachusetts.

After four years at Bentley University, I entered the corporate world as an "IT professional." Along the way, I was extremely fortunate to have mentors and more senior executives take me under their wing. Each teaching me to think outside of the box and test limits. Except for a few years with News Corporation, I had the benefit of working for small companies which allowed (and required) everyone to wear multiple hats. Exposure to nearly all aspects of a business and the freedom to create undoubtedly stoked my entrepreneurial drive to try something on my own. As everyone braced for Y2K, a few friends and I decided (at a holiday party over a few beers) to obtain our real estate licenses - what better way to become rich ... we'd have access to the listings and commissions. Ah ... to be young and foolish :)

My career in real estate officially started in 2001. After hustling to help match tenants with apartments in the Cambridge/ Somerville markets, I ultimately joined one of the most productive offices in the state. I was certain that proximity to successful agents was the key to learning - and it was. (What about the other guys? Two became successful property developers and the third owns a successful micro-brew.)

I continued to learn from anyone who would share. I also joined national coaching programs. Anyone who has had a real estate coach knows - it's not cheap. I'm guessing I've spent $100K+ in training/ coaching over the years. Needless to say, I became a great door knocker, expired and FSBO prospector and eventually had a sphere that was sending me referrals.

However, I needed to scale, and the only way I knew how was to add team members. This resulted in more overhead and higher desk fees. Eventually the brokerage's desk fees became too steep for my small team and me to justify.

In 2016, my team and I branched off to open our own office: Hughes Residential. It was super exciting, we were able to call our own shots and keep a little more of what we earned. Life was good, but as we succeeded, agents soon wanted to join our "team brokerage." We weren't really set up for it, but quickly figured out how to update our model so that "solo agents" could join. Well, that added a new layer of complexity. (Now we are Hughes Residential brokered by eXp Realty.)

As Mike Ferry says, brokers are called brokers because they are broke - lol. Although we were making a good living as agents (I continued to sell), the brokerage never really made enough to justify the hassle. In other words, I was making good money as an agent, but not getting paid for being a manager/broker/book keeper, etc.

In the spring of 2022, I realized that the liability and time spent managing escrow funds, etc. just wasn't worth it. We explored traditional franchises and different models, but all options only seemed to provide more expenses with the same level of risk. I found myself reserving my "patience" for the office when it was my family who deserved it. More and more, I was becoming upset by the sacrifices that my family and I were making for a model that was no longer working.

By some stroke of luck, I came across a listing from an old colleague who had moved from a large brokerage to eXp - I immediately reached out to him to understand how ( and why ) he had made the decision.

The truth is that I had looked at eXp every year during my annual business planning, but never connected with anyone who could truly show me

why

it made sense. Part of me thinks I was simply ready to hear - another part of me knows that affiliating with Real Estate B-School provided a unique opportunity.

That weekend, we created a 60-day plan to merge Hughes Residential with eXp Realty. After taking another look at the model, and getting a clearer understanding of the benefits (potential 100% commission, best in class technology and amazing training), it became a no brainer. I realized that I could dramatically cut overhead, provide more services to my agents, and maintain my branding without the expense of a franchise fee.

Best of all, no more escrow management. Second, best of all, the agent sponsoring me was part of Game Changers and Real Estate B-School ... this meant that I too would have access to all the tools/systems and could offer the same to my agents and those who I sponsor.

What is Real Estate B-School?
